We solved a major waterproofing failure into a large commercial basement

Project Description

We were called in by the property portfolios management company to assess a serious water ingress issue to the basement of a landmark building in the centre of Doncaster where the principal tenant is a national hotel chain. The basement was rendered unusable as after prolonged heavy rainfall the full basement filled up to a height of around 600mm above the lower ground floor level! We discussed various options such as installing a retrospective Type C cavity drainage membrane and multiple pump system. The basement is only used for basic storage and the cost for a Type C system was prohibitive as there was no easy means of connecting the necessary pump system to mains drainage. Also as there was no requirement for a decorative finish and as much as we love a Type C system, they aren’t the prettiest of things to look at! Following pumping out and a more detailed inspection of where the water was ingressing we unsurprisingly concluded that the concrete floors and retaining walls weren’t the issue but it was the construction joints that were letting the huge amounts of ground water in. We also reviewed the Site Investigation report that fortunately had been kept since the building was originally built and it turns out the lower section of the basement encroached into an aquifer! We recommended a resin injection system using in this instance the Minova Carbo Crackseal range of products (great company by the way). The result a dry basement, the original Type B waterproofing system from when the building was built is now fit for purpose, we have a happy client and they have happy tenants.
